We had an absolutely great stay at Boss Beach. Our family of 8 really enjoyed the layout of the house: main living area upstairs with easy access to the _upstairs_ pool. The pool is not huge but surprisingly functional and it's much easier to engage with family on the deck or get a snack vs. usual pool on the ground level. This is a really great asset of this house. Layout is 3 BRs (all ensuite) downstairs with a secondary living area downstairs, and 1 BR (with ensuite) upstairs, as well as kitchen/main living area and access to deck/pool. The listing shows 4 bathrooms / 1 half bath, but there's actually another half bath downstairs as well. I'm not sure the age of the home, but it's been very well maintained and the pictures are accurate. Obviously, first row is a huge asset at the beach! Only possible drawback is that it's right next to a public access at Cedar Ave but honestly, we didn't find it problematic in terms of noise or anything. Easy walk to arcade, fishing pier, Sam's corner which is about 3 blocks up.
Finally, I honestly can't say enough good things about SeaStar. This is the 3rd year renting from these guys and they are very committed to the best possible experience. We had a few minor issues on arrival (slow drain in one bathroom, one bed missing a sheet) and they responded and rectified both problems within about 2 hours. They are also super easy to work with and you get real humans any time you call, email, or text. By far the best vacation rental folks I've dealt with in over 20 years of summer rentals. So even if Boss Beach doesn't fit your needs, I'd stick with SeaStar 100%.
