We had an unusually, very cold Spring Break so we were extra thankful for the hot tub.
The kids had a blast kayaking, floating and exploring the "peninsula" (made by the drought/low water levels. Lemons -> lemonade!)
Two things are worth noting but should not be deal breakers - the 4th bedroom is more like a second living room upstairs with a pullout. And there's no door separating the up and downstairs living rooms so having both TVs on was a sound battle. Definitely bring earplugs if you have a late night group because you can hear everything through the house and from the outside in.
