Everything was good n walking distance so we didn’t have to drive much. Although we were on the beach we could not see the ocean from our patio and that was disappointing but it was a short walk down the sand to the water. The pier was right there which made sunset views spectacular. Lindsey was very helpful when I booked and helped me get everything in order for our trip. The house was clean and had everything we needed.

Location is amazing. On the beach, walking distance to shops and pier. Professional management of the property, so you won't get the personal touches, but efficient service.

Very clean and roomy. We had a wonderful stay over 4th of July. Location is fabulous for access to all that Balboa Peninsula has to offer. Right on the beach, directly adjacent to a beautiful grassy park, 3 minute walk to restaurants and bars, just a few more minutes walk to "The Fun Zone" and Balboa Island Ferry. So much fun to be had!!

My family had a great stay at this beach front property. There was plenty of room and the house was very nice. We had a perfect view of the ocean. There was some noise from the other tenants upstairs, but I expected that because it’s three stories and we were on the first floor. Everything we needed was there and everything is walking distance. The only complaint is that the pillows are old and tired and I think the blankets and mattress pads needed to be laundered, but the linen was clean. I usually bring my own pillow, but I forgot it on this trip. My family and I have done three beach trips using VRBO and we have always had a fantastic time.

There was a lot of room inside and everything was very neat and clean. Everything we needed was in walking distance except the grocery store. There was plenty of room to park in the spaces provided, but it did get a little tight as there are other tenants and there were a bunch of cars stacked up next to the space. I loved the kitchen. The house has a lived in feel and was cozy. There is three stories and the tenants upstairs were a bit noisy, but that was to be expected. I would recommend that any future guests bring their own pillows because the one provided on the property were thin and tired. I also think the bedspread and mattress covers could use an upgrade or a deep cleaning as they were old and tired too. Overall, we would stay here again. We had a great time!

Overall this place is great!!! It was clean, spacious, and in a wonderful location! The fire pits are a stone throw away, there is a huge sandy area to play games (Frisbee, volleyball, soccer, etc) and parking is very close for any day-time guests coming to enjoy the day with you. The BBQ was a good size as was the patio and honestly it's where we spent 90% of the time. We had gorgeous days while there! The home is also walking distance to several bars, restaurants, and rental places and you can't beat a great bike ride or walk down the beach walkway!
Some cons to the property: the mattresses aren't the greatest. 3 of the 4 are quite firm, and the one in the bedroom with a bathroom is a bit lumpy and you can feel the springs in certain areas of the bed. It also is the smallest mattress in the house besides the twin beds. It's unfortunate seeing as if it's the room that has a bathroom, and a bigger bed/mattress could fit. But it's manageable considering the trade off to your own private bathroom.
Second, certain items in the kitchen were found to be greasy and/or have food particles stuck to them. It's unfortunate that afterwards I questioned the cleanliness of any kitchen item and either didn't use something to avoid washing it or had to take extra time to wash everything. I also dropped something that rolled under one of the couches and found a lot of dust and crumbs. Given the high cleaning fee I was disappointed in this or that we even had to do anything related to cleaning before leaving (ie removing all linen and putting it in the front, taking trashcans out to the street or being fined if we didn't, loading and running the dishwasher although there wasn't dishwashing soap). I personally don't like to leave messes at rentals but HAVING to do them or being fined was a bummer given that I'm already paying so much in cleaning fees with expectation of a crew doing it for me. And then with that said not finding a spotless home. HOWEVER linens, rooms, floors and bathrooms all looked very clean and hotel standards displayed (little shampoos and lotions, covers on the toilets, extra linen folded neatly) so I still would rate cleanliness a 4-4.5/5. I also could be considered a bit of a clean freak. I am a nurse after all! For me the higher the cleaning fee, the higher the expectations in details.
Besides those minute details this place was amazing and I would definitely consider returning! The company staff were helpful, responded quickly to my emails prior to my stay, and I had a good experience with our communications and interaction. Everything was handled very professional and I felt comfortable and trusting of what I was getting in return. Thank you again for everything!

We loved our stay. The house was perfect for 6 people. It was sparkling clean and had everything we needed. It was right on the boardwalk with a short walk to the ocean, pier and restaurants. The water cannot be seen from the house unless you are 6’6 like my grandson!

Great little spot on Newport Beach. Walking distance to many shops and of course the beach. The patio was great but realize there’s a path right out front so there will be folks passing by.
