Waking up to the surf & sand is the most beautiful way to start your day! We were in the lower unit and loved it for 2 reasons. 1. The patio is extremely large for beach/boardwalk homes & 2. It was so nice to walk out the cute white fence gate right onto the boardwalk & the beach! We loved playing on the beach volleyball court near the front of the house! We enjoyed the fire pits in the evening for s’mores & relaxation! You can see Balboa Pier from the house and it’s a short walk there and to all the cute shops available! In the morning we would walk to Balboa Lily’s coffee shop & in the evening walk to the different restaurants for dinner. Our kids loved the donut shop at Balboa’s Fun zone! The house is close enough to enjoy all the surroundings, yet far enough away from the pier crowds to relax. Our family was happy with the furnishings inside. Beachy, clean & cute! The house was very clean. The kitchen, dining room & living room was very spacious with an open room concept that was wonderful for our family to all be together while cooking, dining & relaxing! We did make the most of the large patio right on the sand as well! The 4 bedrooms was a plus! They are small, but that’s how most beach houses are down there. And we weren’t really “hanging out” in them. The only thing is there could be more towels if you have a full house. But, we utilized the laundry facility in the garage. Despite Covid, thankfully Newport Beach is open while also maintaining safety precautions for the public. You will absolutely love this house right on the sand and the gorgeous beach location! And last but not least - the staff was a complete delight to work with! Lindsi was wonderful with booking and answering all of our questions! Check in & checkout was a breeze! They were accessible via text & phone. We will definitely use this company and house again! Thank

Great property, right on the Strand. All the conveniences (space, parking, wifi, tv, sitting areas, kitchen, etc..). I would trust NBVP to rent another peppery from as well.

We really enjoyed the people watching as they walked and rode by on the boardwalk. Kitchen was well stocked will basic items. Bedrooms on the smaller size, but considering age and design, it's not a deal breaker. Overall, the spaciousness of the kitchen, family room, eating areas and outside patio are what really brought us to this property.

Will be back again! The house was perfect for a family gathering. Spacious living room, kitchen, dining to patio area. Clean at home feeling, within walking distance to so much and even driving to a chain grocery store if needed. Cute and clean decor. Loved this place!
