The beach house was AMAZING. If you want to be right on the boardwalk to people watch and see the sunset every night, this is the place to stay! Walk to cruisers and the balboa ferry. Sand is right out the door. Very comfy beds and pillows. Nice loungers and table on patio along with a grill. Didn’t even mind being in the kitchen when cooking as the beach is right there. Nice shades for privacy if you like that as well! Highly recommend for cleanliness and style.

This is the third house we have rented on Balboa and this one was the best! Love the extra large kitchen, living area & patio. Lots of room for a family with four bedrooms & two bathrooms. Great location right on the sand and down from our favorite Cantina!

The patio on ground level is very spacious for eating or lounging amd watching the world walk by. The only very slight negative would be the inability to actually see the ocean, because of the sand dune build up to protect properties from ocean run-off (I think this is why).

The house is not the biggest but it has everything you need to enjoy the beach. The house has 4 bedrooms with comfy beds and 2 bathrooms. Each bedroom does have fans which is nice. The kitchen has everything you need and was stocked with soap and some things. I brought my own Clorox wipes and cleaning products because there was none to keep house clean. They do have a washing machine and dryer on the premise which is a plus. The patio is the main thing we love. So relaxing to listen to music and play games or just enjoy coffee or cocktails. It’s a great spot near the parking lot of you want to invite day guests. Also so near all the restaurants and bars and fun zone!

The location is perfect...right on the beach and close to several fun places to eat. Quieter than being closer to Newport Pier which is what we wanted. Parking spaces are a huge bonus. Honestly growing up as a child and teenager in the 80’s and early 90’s we used to vacation in Newport on the sand. As soon as I walked into the house and saw the sand it brought back so much nostalgia and watching my kids enjoy all the things to do in Newport during our stay made this house so bittersweet for me. The house is amazing from location to accommodations to the furnishings right down to the knives and bbq utensils. It is so centrally located to everything Newport that you don’t need a car. Boardwalk people watching to walking into the sand and surf simply amazing property with all the touches. I can honestly recommend this house without any reservations at all. Till next time!
