The complex has long been our "go to" property in Kona due to it's location and overall comfortable vibe. Having stayed in a variety of units over the tears we found A36 to be one of the cleanest and for the most part well maintained. It has a slightly older feel than some of the more updated units, but what is there is very well maintained. The only issues where one bedroom light that didn't work (an obvious victim of salt air and time), the other issue was beyond the owners control. Someone in a lower and/or adjacent unit choose to smoke an inordinate amount of pot, multiple times a day. The sickening odor would drive us back into the unit, behind closed doors until the smoke session was over. Aside from that, the ocean front, top floor location cannot be beat. If you are looking for a laid back, clean and simple property, the Reef is it and A36 is a keeper.

Sorry about the smokers, house rules say that you cannot smoke in the unit or lanai but with the perimeter wall being just steps away from those ground floor units, some get away with it. Lovely fourth floor condo with great view. The property manager was very responsive and helpful. The condo was very clean and tidy. The Wi-Fi worked well and allowed us to connect home reliably. The king size bed is in a back bedroom so the surf sound was slightly muted but still lovely to fall to sleep to.

Short walk to town. The unit is as advertised in terms of the view and being right on the beach, (lava). We could watch the surfers right in front. Great lanai. It is a small unit, in spite of the couch being a hide-a-bed it would not be comfortable for 4. Although the building is well maintained it is dated. Very noisy air conditioner in the living room wall that vents onto the lanai hence if you are sitting on the lanai, unless you love the sound of noisy machinery, you will want to turn off the AC. To keep the bedroom cool you will need to leave the door open and listen to the AC all night. There is a ceiling fan in the bedroom that may keep it cool enough for you depending on how cool is cool enough, i.e. around 77 - 80 degrees without AC on. Based on the price we paid, the location, and the view we felt it was an excellent value. Easy parking. Best food and Mai Tais are at Hugos, 5 min walk. They do not take reservations but they will text you when your table it ready.

Not only is the view from the lanai absolutely amazing, but the condo is too. The decor and furniture were in good condition and they maintain the property well. The check-in book on the table was filled with helpful information along with some funny info on island insects. Only issue that was minor was that the a.c. unit is in the living room, so night time the bedroom got pretty warm. That definitely would not stop us from booking here again. Five stars for sure.

It's a little awkward getting your bags from the elevator to the unit, but the view (like I said) made it worthwhile. Our internet was down but it was fixed the same day. A little dated inside, snorkeling bag zipper is rusted closed - no big deal. Clean, neat, nice.
