It’s exceptionally rare that I stay at a property with literally zero concerns or gripes. But, it certainly happened this time. The property is amazing, the location is amazing and the process was super smooth. I cannot recommend the property highly enough. Pay attention to the fact that the main living space and kitchen is not air conditioned - this may or may not be a problem for you. It makes the space feel different than the conditioned bedrooms and maybe different from what you are used to, but it is the price paid to be able to experience the incredible combined inside/outside space provided by the huge folding patio doors and incredible patio. Note also that the pool can be a little chilly because it’s not heated and the spa only heats a few hours in the evening. We knew that and none of it affected our enjoyment of the property. 10/10 and will definitely come back again.

Had a wonderful stay with Kona Coast Vacations at the Villa Kai. Home was very clean and roomy with a private pool and amazing view. Home had a ton of outdoor seating and large indoor open-air living space. It had one master in main portion of house and then a second building that housed a second master bedroom, a second guest bath and two guest bedrooms. This layout was great for my family since we were traveling with small children and grandparents. The one potential negative is that the floors are stone. While great for the indoor/outdoor living and wet kids dripping water, I do not recommend for babies who are of the crawling age. This home was just a short walk to a small beach. The beach was great for children as the rocks created a large pool/lagoon to swim or snorkel in without worrying about waves. Kona coast vacations was very helpful and responsive during our stay. Upon arrival we found a nice gift from the company, a small cooler bag with local treats. During our stay, We had one small issue with a sliding door coming off the track and they sent someone almost immediately to repair it.

Excellent all round

We got our extended family together here and had 6 adults and 2 pre-teens stay here. The house and layout was perfect for us. It's great that 3 of the 4 bedrooms are in the back/separate area so that some could go to bed earlier/later and also wake up earlier/later. We could be in the kitchen making noise and not wake up most folks. All the bedrooms have their own air conditioning unit, which made sleeping pleasant. The house is in a gated community, which adds a few minutes to get in and out of, but that makes it quiet even though you're only 5 minutes from the central Kona area. There are two beaches you can walk to, one of which is very calm and protected. There is a nice public walkway that goes in front of all the houses in the community, so there were people walking by the house all day, but we also used the pathway to get to the beach. We used the pool and patio a lot and felt like it is one of the nicest setups in the development. Overall we really enjoyed our stay and would go back again.
